OREA Form 124 Notice of Fulfillment of Condition

In an offer with condition clauses, if the home buyers are satisfied with the results after the due diligence, they can use the Orea Form 124 to notify the sellers that the conditions in the Agreement of Purchase and Sale are met and the deal is good to move on with. 

The notice of fulfillment of conditions may include home inspection, financing condition, status certificate, etc.

Once those conditions are satisfied to the buyer, the home buyer would request his or her real estate agent to use this Form 124 to notify the home seller that those conditions are met with the rest terms of the purchase contract remaining unchanged.

Sometimes, the realtors may use a waiver instead or simply remove the condition in the Amendment to the Agreement of Purchase and Sale.
